Role description

  • Reporting to the VP, Global Real Estate, the role will require significant co-ordination with both internal senior stakeholders, technical subject matter experts as well as various external real estate providers and consultants
  • The leader will be responsible for developing and managing collaborative relationships with Otis Operating Areas and Functions to determine real estate requirements and provide information related to market conditions, anticipated costs, transaction viability and expected timelines.
  • The role will be key in helping streamline the footprint and sourcing model across the region.  The region has over 580 properties across Greater China, Hongkong, Macao and Taiwan areas, an approximate total size of 3.2M SF supporting more than 20k headcount, of which over 7k are office based, 13k are field with an annual occupancy spend of $28M USD

Responsibilities

Regional Business Partnering and Planning

  • Collaborate with functions, operating unit, and operating area leadership to ensure alignment of regional business objectives, global real estate planning and strategy, and enterprise ESG goals
  • Develop a long-range real estate plan based on business objectives to ensure both short-term and long-term activities are coordinated
  • Develop and deliver footprint optimization and risk management strategies that enhance the optimization of operating expenses vs. volume of space occupied
  • Lead real estate projects and transactions in support of the long-range plan, including the planning, oversight and management of the capital budgets for real estate 
  • Develop and manage the budget and funding channels for maximum productivity
  • Partner with program delivery and project execution teams to ensure successful implementation

Corporate Real Estate Transaction Management

  • Manage the transaction process end-to-end, including strategy development, project planning, team assembly, overseeing market surveys, alternative comparison, developing the negotiating strategy, leading negotiations, document review, approval preparation, and close out reporting
  • Manage brokers, coordinate financial analyses, partner with legal resources, and guide documents through the approval process
  • Negotiate real estate legal agreements with assistance from real estate service providers, Legal Counsel, and Finance Managers

Facilities Management Oversight

  • Drive the regional roll-out of the new  the delivery of the new facilities management strategy with delivery approach, labor roles and responsibilities, deployment model (ex. country, regional, global), asset type (office, branch, factory)- currently under development
  • Support the operating model with defined Otis organization and supply chain and service strategy 

Corporate Lease Maintenance, Administration, and Compliance

  • Review annual rent and operating expense adjustments for conformance with lease provisions, quarterly and annual Real Estate reporting
  • Oversee/ manage critical dates on leased properties
  • Ensure compliance with Otis finance and real estate policies, applicable laws and regulations within the real estate portfolio by working with Legal, compliance, controller and accounting teams

Required skills and qualifications

  • Strong proven experience in a management role, preferably in corporate real estate
  • Real estate core skills involving transaction management and property management in a corporate environment (including valuation, markets, deal structuring, property management, lease administration, and principles of real estate law)
  • Proficiency in financial analysis, discounted cash flows and analysis of real estate market data; sound working knowledge of real estate investment principles.
  • Proven record of sourcing and delivering multiple real estate capital projects
  • Global mindset, desire and ability to work across international zones and countries
  • Good knowledge of Microsoft Project, Microsoft Planner and Microsoft Office programs (Excel, Word, etc.)
  • Very good language skills in English and standard Chinese, additional working knowledge of Cantonese is highly valuable
  • Master's degree in business administration, real estate, facilities management or related field or 10+ years of comparable experience
  • Licenses or Certifications: Certified Property Manager (CPM), MCR or CCIM designation preferred
